Wooden house kits and sawn timber for private housing projects have become 30% more expensive over the year
By the beginning of July 2024, the prices of sawn timber and ready-to-use wooden house kits have grown by 30% over the year, as reported by TASS referencing data from the Wooden Housing Construction Association.
“We produce glued laminated timber, and the price of square-edged pine timber at our sawn timber suppliers grew by 6% over June; our products have accordingly become more expensive in proportion to the growing cost of the raw materials input. The sawn timber price in early July 2024 is 30% higher than in early July 2023,” explains Vera Vavilova, member of the Board at the Association and CEO at DDM-Stroy.
Dmitry Apanasenko, Head of Hose Kits Discipline at Technonicol, a member of the Association, reports, in his turn, that the retail price of house kits made by his company has surged by 27–30% over the year. “In June 2023, house kits with the floor area of 50–100 m² cost from 0.8 to 2.2 million rubles. Their price has now risen to 1.05–2.8 million rubles. House kits with the floor area from 100 to 150 m² cost from 2.2 to 3.15 million rubles in June 2023 and 2.8–4.1 million rubles a year later,” he specified.
Some experts noted an even more tangible rise in their product prices compared to summer 2023. According to Nikita Lutovinov, Director for Development at Dachny Sezon and member of the Association, house kit prices of shell-and-core frame houses surged by 46.7% over the past year. Last year, the simplest frame house with a floor area of 100 m² from this company cost 2.5 million rubles, and now it is worth 3.7 million rubles. Prices of houses with a floor area of 150 m² rose from 3.8 to 5.6 million rubles. “The key reasons are the growing costs of construction materials and transportation expenses. In the nearest future, we expect a further price hike due to the current economic situation,” he added.
